We will arm you with all of the background information for any property that is of interest to you. You will know the amount of the last sale, any outstanding mortgages on the property, any other liens filed against the property, the current and estimated future taxes based on the taxable values and the Principle Residence Exemption, if applicable. We will provide you with recent comparable sales in the area to help you determine the value of the property you are targeting. If you need assistance with mortgage financing, we will put you in touch with our top notch mortgage veteran, Deanna White. When you decide that
you are ready to move forward, we will prepare all of the necessary documents required to submit an offer, and will do everything in our power to provide you with a timely response. Once we have successfully negotiated an acceptable offer for you, we will assist you in scheduling any and all inspections that you decide to have performed. Upon your complete satisfaction with your purchase, we will coordinate the closing of your sale.

We will post a virtual tour to accommodate the needs of today’s internet shoppers. You’ll have constant local exposure through print advertising
(including photos), as well as our highly recognized CENTURY 21 Town & Country yard sign. We offer scheduled open houses, with additional exposure prior to the event. You will be kept up do date on all feedback from your showing activity, as well as changes in the local market conditions. When it’s time to negotiate the purchase agreement, we will walk you through the process, making certain that you have all facts and figures to make a good decision. Our efforts remain constant until your property has sold and closed.
Landlord Representation
In today’s real estate environment, many of our sellers have opted to offer their property for lease, as well as for sale. Some owners are only interested in leasing, and would like to keep their property as a source of income. CENTURY 21 Town & Country, Mike Galinac and the Bank Owned Property Tour Team are prepared to assist you in locating potential tenants. We will provide you with recent rental data to help you arrive at a reasonable rent price. Once you determine the lease amount, length of time desired, number of occupants, pets, smokers, etc., we will go to work for you to find a match. With the use of our REALTOR mls system, we have been able to successfully connect with thousands of potential tenants on a daily basis. The agents will bring their tenant clients through your home, much like if it were offered for sale. When the tenant becomes interested, we will have them provide a rental application, along with a credit report for your
review. If the information is acceptable to you, then our team will provide you with all of the required documentation, along with additional valuable information to help keep you informed as to your rights and obligations as a landlord.
Tenant Representation
If you’re not ready to buy yet, you may be considering leasing for now. In this competitive real estate market, the average lease price has come down quite a bit, as more homes and condos are being offered for lease than in years past. CENTURY 21 Town & Country, Mike Galinac and the Bank Owned Property Tour Team are prepared to work on your behalf to find you the right property at the right price. Once we establish your specific needs, including your desired lease price and the minimum criteria for the type of home you are looking for, we will provide you with several homes/condos to choose from. We will set up showing appointments, much like we would do if you were looking to purchase a home. When you find an acceptable property, we will go to work for you in an effort to secure that home for you. The landlord will be looking for a rental application, and in many cases, a credit report and/or a financial statement. Once we get your application accepted, we will provide you with a complete set of lease documents, tailored to your preferences. We will take your lease contract to the landlord for their approval. Upon lease approval, you will be required to provide your first month’s rent, along with a security deposit and possibly a pet cleaning fee (if applicable).
